The former Paso Robles Youth Correctional Facility may not be vacant any longer.

Indeed, a Southern California real estate company, Majestic Realty, has entered into a contract with the State of California to purchase the 135-acre property located at 4545 Airport Road. It’s just west of Paso Robles Municipal Airport and north of Dry Creek Road.

The site closed in 2008 after no longer meeting program requirements. Today, years later, barbed wire fences and surveillance cameras surround old dilapidated buildings, some with cracked windows.

“We are in the very early stages of the site plan and design,” said Taylor Talt, senior vice president of Majestic Realty.

About 60 structures are on the property. The Department of Corrections says the first juvenile quarters were housed there in 1947.

“The buildings in their current state have not been in use for some time, so we will have to demolish most of them, if not all,” Talt said.

Now called The Landing Paso Robles, the developer offered a vision for its transformation.

“We are looking to develop approximately 1.8 million square feet of total development on roughly 140 acres,” Talt explained.

The company applied to the City of Paso Robles for the right to develop a shopping center that includes a 1.3 million square foot distribution warehouse, a 120-room hotel and other industrial, commercial and office uses, including a cellar and restaurants.

In recent years, the city went through a two-year process of trying to buy the property, but it didn’t work.

The goal, however, has been to turn it into positive economic development.

“Clearly, this acreage that stood there for over a decade doing nothing has cost California taxpayers a lot of money just to keep it,” said Mayor Steve Martin.

The national company is working with a number of Fortune 500 companies and they are saying they are ready to expand to the central coast. The engagement is expected to close this fall.

The company tells KSBY that it has not reached an agreement with the tenants at this point.

Majestic Realty is currently preparing an environmental impact report and is going through scoping meetings with the Planning Commission. Throughout the process, the community will be able to weigh in. The company says it hopes to complete by the end of this year or early 2022 and then begin construction.
